We believe that unused or underutilized urban lots represent: untapped value for the owner, solutions to affordable housing needs, sustainable alternatives to sprawl, business opportunities for a variety of local service providers and increased revenue for local government.
Using a combination of DIY and partnerships with hard-working professionals, vector612 started in 2011. We have bought, sold, built and remodeled a variety of properties in one of the most expensive markets in the U.S.

It’s no secret that investing in real estate can enable you to generate positive or negative returns. While we experienced both, on balance, our work had a positive impact on our bank account and it taught us a great deal about working with partners and tenants.

We then shifted our focus to properties that needed significant remodeling and/or new construction in order to improve marketability, enhance their value, increase density, etc. Once again, there were many lessons learned such as: “you make your money when you buy” and “just because you can doesn’t mean you should.”
